Kaiser Permanente leads the way with their next generation medical office building.

To meet the growing needs of Kaiser Permanente members in Los Angeles, CA, Kaiser Permanente transformed 3 floors of an existing office building into medical offices for Internal Medicine, Pediatrics, Psychiatry, Social Medicine, Radiology, Family Medicine, OB/GYN, Nurse Clinic, Pharmacy, and Laboratory.

This high-tech facility features digital ID cards, express check-in, and enhanced integrated technology setting a benchmark for other Kaiser Permanente facilities to follow suit.

CSI partnered with Layton Construction to complete the tenant improvement buildout which included technology equipment rooms, copper and fiber distribution cabling, and a new DC Lighting System.

The Kaiser Permanente Hollywood Romaine MOB’s lighting is one of the first of its kind within Kaiser Permanente and was designed entirely of 24v DC open cable distribution.

Overview

Park Fifth Tower is a high rise luxury residence overlooking Pershing Square in DTLA.

Home to 347 units, this 24-story couture apartment building is Los Angeles’s newest offering in home rentals. With an array of opulent amenities, Park Fifth is in a class of its own.

Park Fifth Tower features a rooftop deck with breath-taking 360 degree views of Downtown LA with the added benefit of an infinity pool with cabanas and a hot tub. Residents can also enjoy the onsite modern fitness center with cardio, weight room, and fitness-on-demand, a yoga and pilates studio, controlled-access bike storage and repair area, a dog walk and washing station, and onsite retail. In addition, adjacent to the building is a multi-level parking structure for easy access to the residence.

CSI worked with Suffolk Construction to provide all electrical construction on this project along with extensive work with the Los Angeles Department of Building and Safety, Los Angeles Department of Water and Power, and the Los Angeles Fire Department.

During this project, CSI worked on power, lighting and controls, Fire Life Safety, EERCS/DAS, smoke control systems, low voltage communications, CCTV Security, Audio Visual for the building and user, Leaf Cell signal boost, and Seismic monitoring all with the challenge of limited space, complicated logistics, and having to keep all surrounding streets open around the tower.

Inspired by Route 66 and the Pacific Coast Highway, Behr’s headquarters is a modern workspace that has all the bells & whistles.

CSI Electrical Contractors, Inc. joined Behr on this 3-story TI renovation to create multiple eye-catching spaces. Our work included electrical construction on the executive offices, administrative support space, R&D lab space, warehousing, a new gym facility, an indoor-outdoor space, a commercial kitchen, and the “Behr Den”.

Overview

The USC Michelson Center for Convergent Bioscience is a cutting-edge research facility that connects a divergent group of scientists and engineers to pursue new frontiers in medicine and health.

CSI Electrical Contractors, Inc. partnered with DPR Construction to execute all electrical construction on this 190,000 SF research facility on four levels above grade and one basement level. CSI Electrical Contractors, Inc. provided Design-Assist on the core and shell along with the 90,000 SF interior buildout over 26 months plus the added 20,000 SF of cleanroom space and 40,000 SF of wet labs.

Project Highlights

This project featured cleanrooms and imaging which required extensive electromagnetic interference (EMI) mitigation considerations that needed the use of GRC (overhead) and PVC Coated GRC (underground) conduits for feeders and branch circuits throughout the basement.

The cleanroom construction also proved to be an extremely difficult project beginning with soil testing to determine the best location to insulate the room from vibrations from the nearby Metro Expo Line light rail. There was a considerable amount of work done to protect the lab which included installing a 3-foot concrete slab for the building’s base, a dedicated duct system which if spread out would span 6 miles if laid from end to end, and using the utmost scrutiny following cleanroom protocol.

In addition, the project included a Toxic Gas Monitoring System, VESDA smoke detection system, and modified fire alarm sequence of operations that allowed area-specific mechanical shutdowns in lieu of a global shutdown sequence.

As Ooyala grew, so did their need for office space.

Ooyala, a media company connecting and powering the content supply chain, needed to expand their office in Santa Clara, California to accommodate 200 additional employees. CSI Electrical Contractors, Inc. partnered with Skyline Construction and HGA Architecture to provide tenant improvement to this 63,000 SF space creating a high-functioning and eye-catching design.

Ooyala, which means “cradle” in the Indian Language of Telugu, used the concept of the cradle throughout the entire design. Every inch of the space was created with connectivity in mind by building, designing, and lighting spaces that encourage collaboration and a healthy work environment.

One of the key features of this office space is a 25-foot collaboration tunnel inspired by a camera’s zoom lens that connects the entire office.

Overview

The Kaiser Regional Reference Laboratory is Kaiser’s newest and most state-of-the-art 24-hour specimen reference laboratory servicing all of Southern California.

CSI Electrical Contractors, Inc. provided tenant improvement to the existing tilt-up building, which included adding a 2,500kW Diesel generator and a 600kva UPS system. In addition, this project was a successful co-location construction delivery method with DPR Construction.

Designed by celebrated architect Thom Mayne of Morphosis, Emerson College Los Angeles (ELA) makes a bold statement on Sunset Boulevard.

As an extension of their Boston, Massachusetts campus, ELA has become the communications, arts, and entertainment powerhouse in California. This sustainable LEED-certified facility provides an immersive living and study space for 215 students each semester.

CSI Electrical Contractors, Inc. worked with Hathaway Dinwiddie to bring this property to life providing power and lighting to the student housing, interactive classrooms, offices, an auditorium, screening room, audio and video labs, and performance and rehearsal studios.

ELA has been featured in popular TV shows such as Brooklyn 99, Extant, and Scandal and large profile photoshoots for brands like Lululemon.

To serve the growing community and aging population, the Henry Mayo Hewhall Hospital had to expand.

As part of their major long-term planning project, the Henry Mayo Newhall Hospital began construction on a new inpatient Patient Tower in 2016. Set to open in 2019, the Patient Tower will include up to 142 additional patient beds, a new 29-bed Women’s Services Unit, and three new medical/surgical units with 30 new medical/surgical beds in each unit. The Patient Tower will also include a permanent rooftop helipad with direct access to the Emergency Department and expanded laboratory and materials management space.

In support of the Patient Tower, a new loading dock and central utility plant were also constructed.

CSI Electrical Contractors, Inc. teamed up with Bernards and HMC Architects to provide all electrical construction on this project along with partnering with M-E Engineers for electrical engineering. Our team installed all low voltage systems including fire alarm, structured cabling, nurse call, security, real time location system, public address, and emergency responder DAS.

The Annenberg Petspace is devoted to promoting and strengthening the bonds between humans and animals through adoption, education, and leadership.

Opened in 2017, the Annenberg Petspace is a unique community space where people can come to play, adopt, learn, and grow. This 2-story LEED Platinum, 30,000 SF space is home to more that 80 rescued dogs, cats, and rabbits from the Los Angeles County Department of Animal Care and Control and is run by 30 staff and over 100 volunteers.

CSI Electrical Contractors, Inc. partnered with Matt Construction to provide all electrical construction to the facility which included pet adoption spaces, play areas, an education center, and a leadership institute.

Project Highlights

The Annenberg Petspace is a site to behold. Upon entry, guests are greeted by a giant animatronic dog which sets the playful tone for the visit. In addition, guests can run in a human-sized hamster wheel, learn about the animals through interactive touch screens throughout the facility, and meet and greet the animals in several designated community spaces.

The entire building is smart featuring multiple touch screens throughout the facility. Some areas also include touch screens to control electrified viewing windows that go from frost to clear to view grooming, surgeries, or the animals that are not quite ready to come out and play.

Located in the heart of the East Bay Innovation Corridor, Emerystation West provides a vast number of amenities and exceptional transportation options. The facility includes 7 levels of laboratory, medical, and office space above a 2-story transit and parking podium.

Ranked as one of the nation’s “Best Hospitals” in cancer by U.S. News & World Report for more than a decade, City of Hope delivers scientific miracles that make lives whole again.

CSI Electrical Contractors, Inc. partnered with DPR Construction to deliver design build tenant improvements to this 140,000 SF project beginning with a 10,000 SF dry lab tenant improvement to help researchers begin work in the facility quickly. The project also included the renovation of an existing 2-story commercial office building to a state-of-the-art cancer research facility which included a new ground-up central utility plan to support the new lab space.

Eataly, a premier destination to shop, eat, and learn, opened their newest 3-story location at the Westfield Century City Shopping Complex in Los Angeles, CA.

With multiple restaurants and cafes, a commercial kitchen, an Italian market, and rooftop lounge, Eataly has created a space that unites the community around a love for Italian food.

CSI Electrical Contractors, Inc. partnered with Clune Construction to help bring this project to life by providing tenant improvement throughout the 3-level complex which included work on four restaurants, nine take-away food spaces, a culinary school space, two chilled wine storage rooms, a roof top bar, back-of-house area, office space, and employee break rooms.

Eataly features an in-house greywater system that recycles 33% of the used water from hand washing sinks and condensation from refrigeration units and re-uses it to water plants and other locations throughout the venue.

From shabby to chic, the revitalized Hollywood Park Casino offers thrilling game play in a posh atmosphere.

As part of the masterplan of Hollywood Park in Inglewood, CA, the Hollywood Park Casino offers its patrons a high-end gaming experience just minutes away from the Los Angeles Airport. The 110,000 SF space includes 125 game tables, off-track betting spaces, restaurants, lounge areas, and bars.

CSI Electrical Contractors, Inc. was the electrical engineer on record for this project and was responsible for installing all electrical and low voltage systems throughout the casino.

Highlights

The casino features an array of unique chandelier lighting including the lighting featured at the main entrance which includes over 1,000 individually hung glass pieces to create a one-of-a-kind chandelier.

As the latest expansion to Keck Medicine of the University of Southern California, the Norris Healthcare Center is a world-class specialty care facility.

The Norris Healthcare Center specializes in cancer care, women’s specialty care, urology, and a variety of transplant procedures. This center also includes a pharmacy, outpatient surgery center, and an infusion clinic.

CSI Electrical Contractors, Inc. partnered with DPR Construction to provide all electrical construction at the Norris Healthcare Center which included Design-Assist and Building Information Modeling (BIM) for this 7-level, OSHPD 3 (with OSHPD 1 components) medical office building.

From sound stage to high-end event venue, Three Labs is a visually stunning space suited for your next event or production.

Located in Culver City’s historic Hayden Tract, Three Labs Innovative Production & Event Facility boasts high-vaulted ceilings with curved glue-lam beams making way for the unique lighting that is a focal point for the space. This renovation included a complete overhaul of the sound stage to create a single open space, new subterranean garage, entrance lobby, restrooms, office space, and additional event rooms.

To create additional parking to support the venue, the entire structure was excavated and then elevated to make an underground parking garage.

Overview

After being vacant for years, the historic Hotel Californian was transformed into a beautiful mainstay of downtown Santa Barbara.

This five-star luxury hotel features 114 rooms with over 20,000 SF of commercial space consisting of paseos, gardens, plazas, and 264 parking spaces. The new renovation incorporated the façade from original 1925 Hotel Californian paired with new construction to create a truly lavish experience for guests.

A home for two new studios…

As Time Warner (now Spectrum) continues to expand, CSI Electrical Contractors, Inc. joined their team to provide tenant improvements to the Alaska and Utah buildings in Los Angeles, CA. These studios house Time Warner Cable Sports and Time Warner Cable Deportes. Both studios operate independently of each other and hold over 1,700 pieces of technical equipment from some 140 vendors. The two separate studios include accompanying production and audio control rooms. The facility also features a master control which can support up to five outbound channels, a TOC room, two insert studios, a graphics room, two VO rooms, a central equipment room, and office space.
